Real Estate Social Networking Marketing and Our Reach
A Few Notes Regarding the MLS in South Carolina
As you can see on our site, SC Property Pros have the usual MLS search capabilities, of course, and the normal REALTOR channels of advertising. However I realized a long time ago that this isn't enough to properly communicate which properties should be considered worthy of my customer's attention. As you can see in the sidebar of our site, the SC Property Pros are well connected, socially.
All in all, the MLS can be an overwhelming source of headaches and one who is not accustomed to absorbing and processing such vast amounts of data and options might just walk away ready to just rent something. The MLS, although useful is too 'vanilla' for my readers, who demand the Neopolitan version of services that I offer. Many just prefer to read my blog, as I have already sifted through the MLS for any given day and pulled out only those properties worth looking at, while educating them on the reasons for why I chose such a property. Not only that, but I make personal visits to the properties and give them a thorough inspection and at times investigate with the video camera. You see, my readers appreciate my ability to inspect, assess and convey those aspects of a property which add or detract from the value.
My blog is where I store this media for the public to access and my website is there to facilitate the search. So ok, I have a well maintained blog- so what? You might say to yourself "All realtors have a blog these days-big deal!" Well just 4 years ago this wasn't the case at all and most realtor blogs out there are dated, ill-structured and just as vanilla as the MLS, if not more. My personal mentor was the very first real estate blogger ever, according to many and he has taught me that blogging is not enough and simple listings do not attract readers. Therefore there is another 'phase'of this method which adds to my ability to increase exposure for your listing and we'll refer to it as my 'reach.' You see, it still isn't enough to have a single blog and website these days, which most realtors do not realize-you must have an entire network of family, friends and friends of friends sharing your valuable content for you, through channels on the web and word of mouth. Why do people pass on recommendations to those they are connected with? Because the information is valuable and useful. This is how reach is constructed and it is gauged by the number of channels through which information is passed in order to reach a person who finds it valuable. So how exactly do I acomplish this? Well, that's just a process which I cannot disclose, as it is (as I said before) from the future. What I can do however is show you my channels. Take a look at the diagram which I have attached to this document. Don't worry if you do not know what all of the little icons represent specifically as this infographic is for basic illustration of my reach at the most fundamental level. However, if you recognize an icon related to a network or channel which you belong to, feel free to add me as a friend so that you can see for yourself how this action works.

Our Reach Can Sell Your Home
What do you look for first when choosing a firm to list your property? My guess is that you are concerned with their reputation and the amount of exposure that they can bring to your listing. The SC Property Pros are a group of real estate, construction and inspection professionals who many have said are ahead of their time. Our methods of advertising, promotion and customer service, comparatively within the real estate industry are a bit futuristic and therefore have very few worthy competitors. Let's just put it this way...at the time of writing this, we can honestly say that it may be a couple of years before others in the industry catch up. Our identity and marketing concepts, being primarily web based, are what some refer to as Web 2.0 or for this discussion, Real Estate 2.0. By understanding how this "New Web" operates, you might be able to see a few of the reasons why listing your property with us is a good idea. Take a look at the diagram below and you can see many of the places around the social web where the SC Property Pros can be connected with and have useful content there to share.
As a customer you list your property with SC Property Pros which we then pass through our primary channels and networks in the form of carefully constructed web promotions that our subscribed readers request from us, based on current market demands. Our social network is vast and growing every minute of every hour, every day. Unlike many in our field, we do not merely throw an advertisement up in the newspaper classifieds section and call it good. Traditional methods of real estate advertising, in our opinion are just not as effective, nor as engaging as how we do it socially. In addition to print adds, television and email campaigns we use web tools and services to facilitate the demands of our network. We deliver the information that is sought by our subscribers. People come to SC Property Pros because they value the experience of working with a group of professionals who not only know the ins and outs of real estate, but also every phase of construction, and property inspections.
In the 2/10 edition of Realtor Magazine, Mary J. Parker of Realestate.com puts it best when she wrote; "The rule should be that no property is listed for sale unless it has been properly inspected with a report for all potential buyers to see. Sellers should certify their property, not merely with a disclosure statement but with a certified inspection. That would eliminate alot of headaches. Because too often a deal is in the home stretch, the mortgage is approved, and the settlement date is set-only for a home inspection to throw everything off track. Why let this happen?"
We Offer Pre-Listing Certified Inspections when Listing Your Property
We have a uniquely proactive approach to our listings where we perform a pre-listing inspection on your property. Our comprehensive inspection and moisture analysis done by our inspection division will identify any potential problems that could delay the closing or compromise the deal. We offer inspection services which include Moisture & Building Envelope Analysis, Home Inspections and Third Party Construction Inspections. A professional report including digital photographs illustrating all findings is submitted upon completion of our investigation or inspection. Our construction division can remediate any issues necessary to expedite the closing process. In many cases, having this report in your possession can increase the chances of getting a higher closing price than without it.
Crash Course on Blogging and the NEW Internet
If you're not sure what exactly a "blog" is, you're not alone. 'Blog' is short for 'weblog' which is basically a daily journal maintained online about a specific subject or niche-in our case, charleston real estate, property inspections and construction. People stumble across blogs on that subject through the use of search engines like google, yahoo and msn, but only if the content of said blog is useful enough to readers and optimised correctly and with precision. Readers "subscribe" to a blog when they like what they read and find the information to be continuously useful. For example, a person in search of a property to purchase may stumble across my blog while looking for Charleston homes for sale and see that, unlike most other realtors, my blog has tutorials for property upgrades, tips for searching out properties, Buyers and Seller's kits, etc. They appreciate the fact that I am not only trying to sell them something, but instead I am taking time out of my own life to carefully educate them about various aspects of the arduous process which we call real estate.
It can be confusing and frustrating when trying to buy or sell a property in today's market. Fortunately, our years of experience allow us the opportunity to attempt breaking down some of the steps and processes involved. Through coming to know that I am capable and qualified to offer such advise, readers come to know not only that I know what I am doing, but also the properties that we choose to work with are not just off some database-they are hand picked and even what some might even call 'special.' My readers expect this from me and so I deliver, via my blog. If this sounds a bit egoistic, it is merely because I am proud of what I do and the type of assistance that I provide. Without a confident guide in the real estate process, you are only as smart as the advise you receive and operate from.
